MINUTES for HOMEOWNERS MEETING
April 3, 2019

Meeting convened at 6:30 pm.
HOMEOWNER INPUT
None attended
MINUTES
The minutes from February 20, 2019 were approved as submitted and will be posted on the
AMS and Clearmeadows website.
TREASURER’S REPORT:
Chris noted all as usual.
So all the CDs will be in one place and easily accessible, Pam of AMS will order a check on the
maturity date in May from Alliance. The board approved Carol and Chris to meet with Edward
Jones to move the CD money out of Alliance over to Edward Jones and to ladder it quarterly in
fairly evenly divided amounts. Carol may do the legwork.
Executive Care repairs of sidewalk on 24th and fence on 20th payment approved.
NEW BUSINESS:
The board appreciates architectural request information new since previous meeting reports.
In the meeting report, the board would like the compliance report after a tour consisting of
only new reports with name, address, non-compliance issue, and which letter sent.

Discussing the path which is on 24th and ends at the cyclone pasture fence is tabled until the
next meeting. It is vulnerable to graffiti and needs repairs.
RESOLUTIONS: to be reviewed and changed or approved in a meeting so can be mailed to
homeowners with annual assessment coupons.
Reviewed and corrected and revised by all Board members at this meeting were the
Architectural Standards and Guidelines. Carol will confer with Pam for a revised final draft to be
submitted for signing at the next meeting, June 5, and Pam will attend.
The board discussed but did not sign the resolution regarding architectural standards and
guidelines and policies. Also discussed were the email changes from Pam which can be
approved at the next meeting EXCEPT the board will not agree to respond to the homeowner
request for appeal of a decision on an ARC in 14 days because of the unavailability of a meeting
place and the board. 45 days would be reasonable to be sure of a planned meeting to provide
that response.
LANDSCAPING
TREE REMOVAL
Trees removed without city permits and AMS approval will be reported to the city forester for
action, and non-compliance process will be implemented.
PACIFIC LANDSCAPE ITEMS
Proposal for new bark was approved for $5,083.96.
Proposal to repair an irrigation lateral damaged by a homeowner installation of new driveway
for $2807.02 is tabled for further information from the irrigation team.
The board approved the proposal to replace two pop-up spray heads and nozzles and repair
three broken areas of drip tubing for a total price of $130.62.
The moss spray proposal is approved for $246.07.
CLEARMEADOWS CITY PARK:
Steve also reported that he applied for and received a mini-grant to place dog waste stations in
the park.

Carol has found a volunteer who is willing to fill the dog bag and disposal station as required by
the grant which is in the final process of grant approval.
CLEARMEADOWS SECOND ANNUAL COMMUNITY GARAGE SALE
The second annual Clearmeadows Community garage sale is set for July 12, 13, 14.
CLEARMEADOWS WEBSITE
The revised website will allow us to increase communication with owners who would like to
help and participate with park activities.
Anyone interested in commenting on anything related to the community is encouraged to
connect by going to the Clearmeadows.org or Clearmeadows.com and fill in the contact form
listed on the left menu column.
EXECUTIVE MEETING
Open Meeting because there were no homeowners other than Board members.
Decisions regarding homeowner request for payment plan will be sent to Pam at AMS
immediately.
Meeting ended at 8:35pm.
Next meeting will be Wednesday, June 5.
ONGOING ISSUES
Community fence. As volunteer time permits, homeowners will be notified to correct issues on
their side of the community fence regarding rotting boards and fence pushing out onto
sidewalk area due to soil, vegetation, and rocks being placed against it.
