Treasurer’s report – meeting of August 19, 2010

Our balances include monies that have been collected as advance payments by homeowners through July 31, 2010.

Our US Bank Money Market Reserve has $77,241.12 as of July 31, 2010.

The ending balance of Clearmeadows Community Association operations checking account with US Bank was $55,505.42 as of July 31, 2010. The following activity was presented against the account:

Item 1060 – represents the share of late fees and also ownership transfer fees collected by and owed to TMG.  These are “pass through” expenses charged to the homeowners involved, and do not represent an actual cost to the association.

Item 1063 and 1065 – represent the costs to Clearmeadows for postage, copies and storage.

I have instructed TMG to pay Community Underwriters the full balance owing for 2 years of   insurance.  The reason for paying the amount is to avoid a monthly service fee which would total $84.00 for a full year.

Discussion occurred analyzing requirements of CCRs and guidelines regarding tree removal without replacement and siding issues.

Carson Horton provided over an hour of information and explanation from the extensive reserve study his organization did for Clearmeadows projecting necessary likely repairs, replacement, maintenance of components and estimated costs to aid in preparing budgets for 2011.  His recommendation for immediate expenditure is to fix or replace raised cement around tree wells on Association streets.  He also recommended a method of repairing the toe board presented to us at earlier meeting by one of our homeowners.

The yearly audit and income tax returns are prepared and Duane will get signatures and send or deliver them to TMG.

Suzanne Sooter has filled the Board position vacated by Monte Silliman.  We welcome and thank Suzanne, a familiar face at meetings, as our newest board member. 

Homeowners have questioned the revised paint resolution. Board discussed an explanation to be put on the Clearmeadows WEB site as a FAQ (Frequently Asked Questions) menu.  Idea approved and Carol will work with the Webmaster to have such a menu item created and items put in as questions arise.

Collections were discussed and Board is waiting for further details from collection agencies.

Draft of proposed budget was presented by Duane and discussed, moved to be approved, motion passed.  TMG will prepare final proposed budget for the annual meeting notice.

Collections agency information was not available but will be for Board vote next meeting.
