Homeowner Open Forum:
Input from several homeowners received.
Reading of the Minutes of February meeting waived, motion to accept passed.
Duane’s Treasurer’s report:
Our balances include monies we have collected as advance payments by homeowners through February 28, 2010.
Our existing checking account at Bank of the West has a February 28, 2010 balance of $1,010.00. Closure of this account has been approved but remains pending my making a trip to the bank.
Our US Bank Money Market Reserve has $76,756.60 as of February 28, 2010. During the month of February, $61,510 was transferred from our operations checking account into the Money Market Reserve fund.
The ending balance of Clearmeadows Community Association US Bank operations checking account with US Bank was $43,533.04 as of February 28, 2010. The following activity was presented against the account:

Motion made to approve the Treasure’s Report, and passed.
Management Report:
22 compliance letters were sent to homeowners from TMG.
Arc Requests:
1. 2307 SE 177th AVE for front sprinklers was approved.
Unfinished Business:
1. Hardship Resolution, motion to accept and passed. Signed by President Bea Weimer and Secretary David Smith.
2. Collection Resolution has been tabled for next meeting. Policy and procedure still under discussion, request will be made to TMG to ask a member of Landye Bennett come to the April meeting with no charge to the association to answer questions from the Board developed from the reading of the proposal provided by them and to help figure out a likely "break-even" point level of delinquency to turn over to them. Landye Bennett doing collections is one of the choices being considered in the collections procedure.
3. Fencing issue tabled. Volunteer provided information developed from the County Plat Plan of Clearmeadows and Board decision was made to have TMG request a visit to the May Board meeting from a previously recommended attorney at no charge to the association in order to choose counsel. Current need is analysis and legal opinion of ownership of the "community fencing".
4. Reserve Study was discussed, Request to be made of TMG for a description and a sample of what a "Reserve Study" includes and the names of three vendors who provide reserve studies which TMG feels comfortable recommending. However until legal ownership of the fence is settled, the Board will not pursue a Reserve Study.
